Surrounded by Four Cities. Own Permits. Fast from Fort Worth.
Watauga is a four-city enclave — completely surrounded by Keller, Fort Worth, Haltom City, and North Richland Hills, with its own city government and its own permit authority. Most of the housing stock was built in the 1970s and 1980s, and those systems are past their expected service life. S.W.A.T. Plumbing is 16 minutes away from Fort Worth.

Watauga is landlocked on all four sides: Keller to the north, Fort Worth to the west, Haltom City to the southwest, and North Richland Hills to the south and east. No ETJ buffer. The city line hits a neighbor's city line on every side. Permit authority stays entirely with the City of Watauga — work inside city limits goes through Watauga City Hall, regardless of which neighboring city looks closer on a map. S.W.A.T. Plumbing confirms the jurisdictional boundary before any permit is pulled and reaches most Watauga addresses in about 16 minutes from Fort Worth.
The Capp Smith area and the Watauga Park corridor represent the original 1970s and early 1980s construction. These homes carry galvanized supply line connections at main shutoffs and water heater inlets that have been narrowing from mineral deposit buildup for 45 to 50 years. Single-wall ABS drain piping — common in 1970s construction before dual-wall ABS became standard — becomes brittle at joints with age and temperature cycling. Watauga receives a blended north Tarrant wholesale water supply at moderate hardness — sufficient to accumulate scale in aerators, angle-stop valves, and tankless heat exchanger coils over the multi-decade timeframe these homes have been occupied.

Known Threats
Common plumbing issues
in Watauga.
Local soil, water chemistry, and housing stock create predictable failure patterns. Understanding what’s common here lets S.W.A.T. Plumbing arrive with the right equipment already loaded.
Common Issues — Watauga
- Galvanized supply line connections at main shutoffs and water heater inlets in 1970s–80s Watauga homes — interior diameter has narrowed over 45 years of mineral accumulation, reducing whole-house pressure.
- Single-wall ABS drain piping in original Capp Smith and Watauga Park corridor homes becomes brittle at joints with age and temperature cycling — crack and leak failures emerge at horizontal runs and cleanout connectors.
- Watauga is entirely surrounded by four cities — permit authority stays with City of Watauga regardless of proximity to a neighbor's boundary, and address confusion causes contractors to pull permits from the wrong entity.
- Blended north Tarrant wholesale water at moderate hardness accumulates scale in aerators, angle-stop valves, and tankless coils over the 45-year occupancy timeframe of these homes.
- Dense mid-cities location with 2.7% vacancy and high daily occupancy generates call frequency per square mile that exceeds comparably sized suburban cities — systems that get heavy use fail on schedule.

“My A/C was leaking because of a backup in the main drain pipe. The tech Tyler was beyond communicative, patient, and tenacious to fix this. He stayed until almost 6p troubleshooting and sticking with the plan of action that freed the issue. Great guy and great service. As a bonus, I requested the soonest available service and when there was a cancellation that pulled my appointment forward by one day. One earlier day with A/C in Mya in Texas. Win! I was provided them through my home warranty service. I will definitely request them again. Tyler was the man!”
Marcus Combsa month ago“Daniel was great. He was Friendly, helpful, and informative. He took time to explain everything and walk me through my options. The SWAT team was great at keeping me informed on service time and expectations. Will 100% recommend.”
Achelle Evansa month ago“Over the weekend, I needed to call a plumber when the expansion tank on my water heater began leaking. I was unsure what might happen if the situation worsened, so I contacted my home warranty service to request assistance. I had previously informed them that if I ever needed plumbing services again, I preferred to work exclusively with S.W.A.T. Plumbing. On Monday morning, I received a call from Christi at S.W.A.T. Plumbing. She explained that although the plumber was finishing another job, she could have someone out later that afternoon. She told me that Scott H. would be handling the call and would contact me when he was on his way. About five minutes after our call ended, Christi called back to let me know that I would be Scott's next service stop. I really appreciated that level of communication. Less than forty five minutes later, Scott arrived at my home. Scott was professional from the moment he arrived. After a brief greeting, he immediately went to work. He confirmed my suspicion that the expansion tank was the problem, returned to his truck for tools and a replacement tank, and had the new tank installed within about twenty minutes. The repair was completed quickly, smoothly, and—most importantly—professionally. This was not my first experience with S.W.A.T. Plumbing, and it certainly will not be my last should the need arise again. This team truly knows how to take care of their customers. Thank you for inviting me to participate in this survey. I appreciate the opportunity to share my feedback. If you have any follow up questions or need additional information, please feel free to contact me.”
