Fort Worth Crew. 21-Minute Dispatch.
Kennedale's ZIP 76140 overlaps with Everman and Forest Hill — and most contractors get the permit jurisdiction wrong. SWAT knows the difference. The Fort Worth crew is 21 minutes out and files with Kennedale's Building Inspection Department, not the neighbors.

Kennedale occupies 6.62 square miles wedged between Arlington, Mansfield, and Fort Worth in southeast Tarrant County. The housing stock spans two distinct eras within a compact footprint. The 1980s and 1990s established neighborhoods in Oak Crest and the Country Club area carry aging copper supply and cast iron drain infrastructure. The 2000s through 2015 growth additions on the south and west edges brought PEX-dominant construction that is holding up, but those newer homes now sit at the age where the first water heaters are due for replacement and the first serious drain cleanings are overdue.
The soil beneath all of it behaves the same way. Kennedale sits in a Trinity watershed drainage basin where Tarrant County clay dominates. Seasonal shrink-swell in that clay causes slab movement across the Sublett Road corridor subdivisions at a higher rate than most comparable-size suburbs. The city's position between three larger neighbors also places it in a storm runoff concentration zone — when heavy rain runs off Arlington's and Mansfield's impervious surfaces, some of that flow passes through Kennedale's drainage. The higher water table during wet periods affects the burial depth of shallow sewer laterals and can accelerate root intrusion from nearby tree canopy.
Kennedale's Building Inspection Department operates independently of Arlington and Mansfield despite sharing borders with both. The 76140 ZIP code overlap with Everman creates the most common contractor error: assuming that a 76140 address belongs to Everman or Forest Hill permit authority. SWAT confirms the city of record before any permit is filed — Kennedale jobs get Kennedale permits.

Known Threats
Common plumbing issues
in Kennedale.
Local soil, water chemistry, and housing stock create predictable failure patterns. Understanding what’s common here lets S.W.A.T. Plumbing arrive with the right equipment already loaded.
Common Issues — Kennedale
- Kennedale's 84.1% population growth since 2000 created a bimodal housing profile — 1980s-90s copper and cast iron systems aging out alongside 2000s-2015 PEX-dominant builds entering first-maintenance cycles simultaneously.
- Trinity watershed clay in the Sublett Road corridor causes above-average seasonal slab movement — slab-leak frequency in that area exceeds what comparable soil in Arlington or Mansfield typically produces.
- Sabre Industries shift-change demand on the municipal supply system creates morning pressure fluctuations in adjacent residential corridors — fixtures and supply line fittings in those zones experience recurring pressure surges.
- Kennedale's position in a storm runoff concentration zone between Arlington and Mansfield raises the local water table during heavy rain events — shallow sewer laterals in low-lying areas experience root intrusion and soil saturation stress.
- ZIP 76140 shared with Everman and Forest Hill creates permit confusion — contractors filing with the wrong jurisdiction trigger failed inspections and leave open permits on the property record.

“My A/C was leaking because of a backup in the main drain pipe. The tech Tyler was beyond communicative, patient, and tenacious to fix this. He stayed until almost 6p troubleshooting and sticking with the plan of action that freed the issue. Great guy and great service. As a bonus, I requested the soonest available service and when there was a cancellation that pulled my appointment forward by one day. One earlier day with A/C in Mya in Texas. Win! I was provided them through my home warranty service. I will definitely request them again. Tyler was the man!”
Marcus Combsa month ago“Daniel was great. He was Friendly, helpful, and informative. He took time to explain everything and walk me through my options. The SWAT team was great at keeping me informed on service time and expectations. Will 100% recommend.”
Achelle Evansa month ago“Over the weekend, I needed to call a plumber when the expansion tank on my water heater began leaking. I was unsure what might happen if the situation worsened, so I contacted my home warranty service to request assistance. I had previously informed them that if I ever needed plumbing services again, I preferred to work exclusively with S.W.A.T. Plumbing. On Monday morning, I received a call from Christi at S.W.A.T. Plumbing. She explained that although the plumber was finishing another job, she could have someone out later that afternoon. She told me that Scott H. would be handling the call and would contact me when he was on his way. About five minutes after our call ended, Christi called back to let me know that I would be Scott's next service stop. I really appreciated that level of communication. Less than forty five minutes later, Scott arrived at my home. Scott was professional from the moment he arrived. After a brief greeting, he immediately went to work. He confirmed my suspicion that the expansion tank was the problem, returned to his truck for tools and a replacement tank, and had the new tank installed within about twenty minutes. The repair was completed quickly, smoothly, and—most importantly—professionally. This was not my first experience with S.W.A.T. Plumbing, and it certainly will not be my last should the need arise again. This team truly knows how to take care of their customers. Thank you for inviting me to participate in this survey. I appreciate the opportunity to share my feedback. If you have any follow up questions or need additional information, please feel free to contact me.”
