Verified Coverage

S.W.A.T. Plumbing LLC is a licensed master-plumber-operated contractor (TX Master License #M-39596) headquartered at 2111 East FM1187 in Aledo, TX, serving Richland Hills — where the intersection of SH-183, SH-121, and SH-26 through 3.14 square miles adds ground vibration loading on pipe joints in this 1950s-incorporated community — from its Fort Worth dispatch hub since 2013.

Richland Hills incorporated in 1950 and covers 3.14 square miles. Homes in Richland Heights, Belmont Terrace, Crestwood Estates, and Meadowbrook Addition were built fast, on concrete slabs, with cast-iron drain lines and galvanized steel supply piping that made sense in 1958. In 2026, that infrastructure is 55 to 70 years old. Cast iron corrodes and cracks, galvanized steel corrodes from the inside out until flow drops to a trickle, and clay soils that have been contracting and expanding through every summer drought have shifted those slabs enough to crack buried drain laterals. S.W.A.T. Plumbing dispatches from Fort Worth and is typically on-site in Richland Hills within 18 minutes.

Hard water across eastern Tarrant County deposits limescale on water heater elements, inside fixture aerators, and inside angle-stop valves that haven't been turned in years. Water heaters in 76118 that have never been flushed accumulate sediment layers that reduce capacity and accelerate tank failure. S.W.A.T. Plumbing recommends addressing water quality at the same visit as any heater replacement.

Richland Hills has its own City Hall, its own building permit office, and its own inspectors. It is not North Richland Hills — a different, larger, entirely separate municipality that borders Richland Hills to the north. The development services offices are in different buildings, run by different staff, with separate inspection scheduling systems. S.W.A.T. Plumbing pulls permits through the City of Richland Hills Development Services on all qualifying work — not through Fort Worth and not through North Richland Hills.

Known Threats

Common plumbing issues
in Richland Hills.

Local soil, water chemistry, and housing stock create predictable failure patterns. Understanding whats common here lets S.W.A.T. Plumbing arrive with the right equipment already loaded.

Common Issues — Richland Hills

  • Original cast-iron drain lines in 1950s-70s Richland Hills homes experience root intrusion and corrosion failure — camera scoping confirms scope before any open-trench decision.
  • Galvanized steel supply piping in pre-1970 homes corrodes from the inside out — restricted flow and rust-discolored water at fixtures are the visible signs of a system past its service life.
  • Hard water throughout eastern Tarrant County deposits limescale inside water heaters, aerators, and angle-stop valves — sediment accumulation accelerates tank failure on units that have never been flushed.
  • High clay-soil content under Richland Hills slabs creates seasonal shrink-swell that cracks buried drain laterals — slab-leak and drain-offset calls both increase after a dry summer.
  • Three-highway intersection of SH-183, SH-121, and SH-26 through 3.14 square miles adds ground vibration loading on aging pipe joints near the interchange corridors.

  • My A/C was leaking because of a backup in the main drain pipe. The tech Tyler was beyond communicative, patient, and tenacious to fix this. He stayed until almost 6p troubleshooting and sticking with the plan of action that freed the issue. Great guy and great service. As a bonus, I requested the soonest available service and when there was a cancellation that pulled my appointment forward by one day. One earlier day with A/C in Mya in Texas. Win! I was provided them through my home warranty service. I will definitely request them again. Tyler was the man!

  • Over the weekend, I needed to call a plumber when the expansion tank on my water heater began leaking. I was unsure what might happen if the situation worsened, so I contacted my home warranty service to request assistance. I had previously informed them that if I ever needed plumbing services again, I preferred to work exclusively with S.W.A.T. Plumbing. On Monday morning, I received a call from Christi at S.W.A.T. Plumbing. She explained that although the plumber was finishing another job, she could have someone out later that afternoon. She told me that Scott H. would be handling the call and would contact me when he was on his way. About five minutes after our call ended, Christi called back to let me know that I would be Scott's next service stop. I really appreciated that level of communication. Less than forty five minutes later, Scott arrived at my home. Scott was professional from the moment he arrived. After a brief greeting, he immediately went to work. He confirmed my suspicion that the expansion tank was the problem, returned to his truck for tools and a replacement tank, and had the new tank installed within about twenty minutes. The repair was completed quickly, smoothly, and—most importantly—professionally. This was not my first experience with S.W.A.T. Plumbing, and it certainly will not be my last should the need arise again. This team truly knows how to take care of their customers. Thank you for inviting me to participate in this survey. I appreciate the opportunity to share my feedback. If you have any follow up questions or need additional information, please feel free to contact me.
