    We access the line through the exterior sewer cleanout — typically a capped pipe near the foundation or along the side yard. If there's no accessible cleanout, we discuss installing one before the next visit; running a snake through a toilet is a last resort, not a default.

    Soft blockages and recent clogs clear with a sectional cable. Roots, grease, and scale require a high-pressure hydro-jet to actually clean the pipe walls instead of just punching through. The estimate names the method before we run the equipment.

    Inspect

    Camera Confirms Cause.

    Every main sewer clear ends with a camera run. You see the pipe interior on the on-site monitor — roots, bellies, offsets, cracks, joint failures are all visible. The camera locates and depth-marks the failure if structural repair is needed.

    Maintain or Repair.

    If the line is healthy and the cause was a one-time blockage, the clear is the full job. If we found root intrusion, a belly, or pipe failure, we present the repair options (trenchless lining, spot repair, full replacement) with line-locate diagrams and flat-rate pricing.

  • Over the weekend, I needed to call a plumber when the expansion tank on my water heater began leaking. I was unsure what might happen if the situation worsened, so I contacted my home warranty service to request assistance. I had previously informed them that if I ever needed plumbing services again, I preferred to work exclusively with S.W.A.T. Plumbing. On Monday morning, I received a call from Christi at S.W.A.T. Plumbing. She explained that although the plumber was finishing another job, she could have someone out later that afternoon. He confirmed my suspicion that the expansion tank was the problem, returned to his truck for tools and a replacement tank, and had the new tank installed within about twenty minutes. The repair was completed quickly, smoothly, and—most importantly—professionally. This was not my first experience with S.W.A.T.
