Arlington spans 100 square miles and five decades of residential construction — 151,000-plus housing units that cover the full range of North Texas plumbing pipe transitions. Central and north Arlington — built out through the 1950s, 1960s, and 1970s near UT Arlington and the Carrier Park corridor — relies on copper supply lines and cast iron drain stacks that are now passing 50 to 70 years of service life. Copper thins with decades of moderately hard water from the Tarrant Regional Water District blend — Lake Arlington, Richland-Chambers, and Cedar Creek sources combine to deliver 200–250 mg/L hardness. Pinhole leaks in copper are disproportionately common in north Arlington's aging housing belt, and the cast iron drain stacks in the same homes are shedding interior rust scale that catches waste and creates chronic slow-drain complaints as the pipes close past 60 years.
South Arlington — the 76001, 76002, and 76017 ZIP codes that grew rapidly through the 1980s and early 1990s — carries a different and more urgent risk. Polybutylene pipe was the dominant residential supply material from 1978 through 1995. Gray poly was inexpensive, flexible, and installed in millions of Texas homes during that exact window. The failure mechanism is well-documented: chlorine and chloramine in treated municipal water degrade the polymer at the fittings over time, causing sudden in-wall failures with no visible warning. S.W.A.T. Plumbing has performed whole-house repipes in south Arlington subdivisions where poly was discovered mixed with late-era copper — the only permanent solution when fittings start letting go.
The Viridian master-planned community in northeast Arlington and post-2000 infill construction use PEX-A and CPVC. Early CPVC stress-crack failures are emerging in the oldest post-2000 stock as those buildings pass 20-plus years. With a 46% renter rate across the city, deferred maintenance is a structural feature of the Arlington market. Water heaters past 12 years, corroded shutoff valves that won't close in an emergency, and unaddressed slow drains that become backups are reliable sources of after-hours calls in the UT Arlington rental corridor and the Entertainment District near AT&T Stadium and Globe Life Field. S.W.A.T. Plumbing runs from its Fort Worth hub, 22 minutes from Arlington's geographic center, with a crew sized for a market this large.

Known Threats
Common plumbing issues
in Arlington.
Local soil, water chemistry, and housing stock create predictable failure patterns. Understanding what’s common here lets S.W.A.T. Plumbing arrive with the right equipment already loaded.
Common Issues — Arlington
- Tarrant Regional Water District blend delivers 200–250 mg/L hardness — mineral scale accumulates on aerators, angle stops, and tankless water heater coils across all Arlington ZIP codes.
- Copper supply lines in 1960s–70s north Arlington and Carrier Park homes have thinned under decades of moderately hard water — pinhole leaks are the most frequent emergency call type in those areas.
- Polybutylene (gray poly) supply pipe installed in south Arlington's 1978–1995 construction window degrades at fittings over time — sudden in-wall failures with no visible warning are the characteristic failure mode.
- Cast iron drain stacks in the city's 1950s–70s housing stock are shedding interior rust scale — recurring slow-drain and blockage calls increase as those pipes pass 60 years.
- Arlington's 46% renter rate drives a deferred-maintenance backlog — water heaters past 12 years, frozen shutoff valves, and unaddressed slow drains create reliable after-hours emergency volume.

“My A/C was leaking because of a backup in the main drain pipe. The tech Tyler was beyond communicative, patient, and tenacious to fix this. He stayed until almost 6p troubleshooting and sticking with the plan of action that freed the issue. Great guy and great service. As a bonus, I requested the soonest available service and when there was a cancellation that pulled my appointment forward by one day. One earlier day with A/C in Mya in Texas. Win! I was provided them through my home warranty service. I will definitely request them again. Tyler was the man!”
Marcus Combsa month ago“Daniel was great. He was Friendly, helpful, and informative. He took time to explain everything and walk me through my options. The SWAT team was great at keeping me informed on service time and expectations. Will 100% recommend.”
Achelle Evansa month ago“Over the weekend, I needed to call a plumber when the expansion tank on my water heater began leaking. I was unsure what might happen if the situation worsened, so I contacted my home warranty service to request assistance. I had previously informed them that if I ever needed plumbing services again, I preferred to work exclusively with S.W.A.T. Plumbing. On Monday morning, I received a call from Christi at S.W.A.T. Plumbing. She explained that although the plumber was finishing another job, she could have someone out later that afternoon. She told me that Scott H. would be handling the call and would contact me when he was on his way. About five minutes after our call ended, Christi called back to let me know that I would be Scott's next service stop. I really appreciated that level of communication. Less than forty five minutes later, Scott arrived at my home. Scott was professional from the moment he arrived. After a brief greeting, he immediately went to work. He confirmed my suspicion that the expansion tank was the problem, returned to his truck for tools and a replacement tank, and had the new tank installed within about twenty minutes. The repair was completed quickly, smoothly, and—most importantly—professionally. This was not my first experience with S.W.A.T. Plumbing, and it certainly will not be my last should the need arise again. This team truly knows how to take care of their customers. Thank you for inviting me to participate in this survey. I appreciate the opportunity to share my feedback. If you have any follow up questions or need additional information, please feel free to contact me.”
