Grapevine carries a wider spread of housing ages than any other city in north Tarrant County. The Historic Main Street district has residential and commercial structures dating to before World War II. Those buildings still rely on galvanized steel supply lines and cast iron drain stacks installed before 1940. Galvanized corrodes from the interior surface outward, slowly closing the pipe's diameter until flow drops and fittings begin to fail. Cast iron stacks crack with foundation settlement and corrode at horizontal runs. S.W.A.T. Plumbing handles the full spectrum of pre-war plumbing work in Grapevine's historic core — from targeted repairs to complete repipe-and-reline projects that preserve the structure while replacing what's underground and inside the walls.
The Heritage Addition, Lakeview Estates, and Silver Lake neighborhoods represent post-war and post-DFW-Airport-era construction — 1960s through 2010s slab-on-grade. Grapevine Lake is Grapevine's primary water source through TRWD. Lake-sourced supply sees seasonal taste and odor events in summer driven by algae blooms. Those events trigger whole-home filtration inquiries — and homes near Silver Lake and Lakeview Estates that sit on flood-plain-adjacent clay also experience elevated foundation movement, making slab penetration leaks more frequent than the city-wide average.
The Gaylord Texan Resort and Great Wolf Lodge, both clustered near SH-114, create commercial plumbing loads that strain shared municipal infrastructure in the Towne Center and Lakeview Estates residential corridors. Residential pressure-reducing valves in those areas absorb the variability from hotel-scale demand draws — and many of those PRVs are original installations from the 1980s and 1990s, running well past the 10-to-15-year replacement interval.

Known Threats
Common plumbing issues
in Grapevine.
Local soil, water chemistry, and housing stock create predictable failure patterns. Understanding what’s common here lets S.W.A.T. Plumbing arrive with the right equipment already loaded.
Common Issues — Grapevine
- Historic Main Street and Heritage Addition pre-1940 homes have galvanized supply and cast iron drains — Grapevine has the highest concentration of pre-war plumbing in the north Tarrant cluster.
- Grapevine Lake TRWD supply triggers seasonal taste and odor events in summer — whole-home filtration inquiries increase June through September in Silver Lake and Lakeview Estates.
- Flood-plain-adjacent construction in Silver Lake and Stone Creek shows higher-than-average slab penetration leak frequency due to variable clay saturation from lake proximity.
- Gaylord Texan and Great Wolf Lodge commercial load creates pressure variability in residential corridors near SH-114 — Towne Center and Lakeview PRVs from the 1980s need replacement.
- Post-1990 slab homes in Stone Creek and Mustang Creek often lack properly sized expansion tanks — closed-system thermal expansion creates water hammer and accelerated fixture wear.

“My A/C was leaking because of a backup in the main drain pipe. The tech Tyler was beyond communicative, patient, and tenacious to fix this. He stayed until almost 6p troubleshooting and sticking with the plan of action that freed the issue. Great guy and great service. As a bonus, I requested the soonest available service and when there was a cancellation that pulled my appointment forward by one day. One earlier day with A/C in Mya in Texas. Win! I was provided them through my home warranty service. I will definitely request them again. Tyler was the man!”
Marcus Combsa month ago“Daniel was great. He was Friendly, helpful, and informative. He took time to explain everything and walk me through my options. The SWAT team was great at keeping me informed on service time and expectations. Will 100% recommend.”
Achelle Evansa month ago“Over the weekend, I needed to call a plumber when the expansion tank on my water heater began leaking. I was unsure what might happen if the situation worsened, so I contacted my home warranty service to request assistance. I had previously informed them that if I ever needed plumbing services again, I preferred to work exclusively with S.W.A.T. Plumbing. On Monday morning, I received a call from Christi at S.W.A.T. Plumbing. She explained that although the plumber was finishing another job, she could have someone out later that afternoon. She told me that Scott H. would be handling the call and would contact me when he was on his way. About five minutes after our call ended, Christi called back to let me know that I would be Scott's next service stop. I really appreciated that level of communication. Less than forty five minutes later, Scott arrived at my home. Scott was professional from the moment he arrived. After a brief greeting, he immediately went to work. He confirmed my suspicion that the expansion tank was the problem, returned to his truck for tools and a replacement tank, and had the new tank installed within about twenty minutes. The repair was completed quickly, smoothly, and—most importantly—professionally. This was not my first experience with S.W.A.T. Plumbing, and it certainly will not be my last should the need arise again. This team truly knows how to take care of their customers. Thank you for inviting me to participate in this survey. I appreciate the opportunity to share my feedback. If you have any follow up questions or need additional information, please feel free to contact me.”
