Separate City. Right Permits. 10 Minutes Out.
Annetta North is its own incorporated city — not part of Annetta or Annetta South. Most plumbers file permits in the wrong jurisdiction and create compliance problems. S.W.A.T. Plumbing knows the difference and is 10 minutes from Aledo.

ZIP Codes Served
Annetta North incorporated on August 11, 1979 — a date that matters because it is a separate legal municipality from Annetta and Annetta South, despite the shared name and identical zip code. The three Annettas are an address-validation trap: the same 76008 zip code covers all three towns, the roads run between them without marked boundaries, and plumbers unfamiliar with Parker County regularly file permits with the wrong entity. S.W.A.T. Plumbing files with Annetta North's own municipal office when the work address falls in Annetta North — not with Parker County, not with Annetta Town Hall, and not with Annetta South.
The Clear Fork and South Fork of the Trinity River both run through Annetta North's limits — the town's western edge is defined by creek and river bottomlands in the Burgess Creek Bottom Properties area. That proximity to waterways creates a seasonal high-water-table condition on lower lots. Plumbing buried in clay-and-gravel river bottomland moves with ground saturation cycles. Joint separation in buried supply and drain lines is a documented issue on the larger acreage tracts near FM 1886 and the Annetta Road intersection.
Like its two sister municipalities, Annetta North runs almost entirely on private wells — hard Parker County limestone aquifer water with elevated hardness and iron concentrations. Water heater sediment buildup and anode rod failure happen faster here than on municipal supply because untreated well water leaves mineral scale on heating elements within 12 to 18 months of a new install. S.W.A.T. Plumbing carries water quality test kits and whole-house filtration equipment on every well-system service call in this area. The Aledo HQ is 10 minutes from Annetta North — fast enough to respond to a well-pump failure before a household exhausts pressure-tank reserves.

Known Threats
Common plumbing issues
in Annetta North.
Local soil, water chemistry, and housing stock create predictable failure patterns. Understanding what’s common here lets S.W.A.T. Plumbing arrive with the right equipment already loaded.
Common Issues — Annetta North
- Private well pump failures on large rural lots leave households without water — submersible pump and pressure tank failures are the leading emergency call type in Annetta North.
- Septic system drain field saturation near Burgess Creek and Dixon Branch causes sewage backup into fixtures on lower-elevation lots during wet spring seasons.
- Hard mineral well water accelerates water heater sediment buildup and anode rod failure — tank heaters on Parker County well supply typically need anode service at 3 to 4 years.
- Joint separation in buried supply and drain lines occurs on acreage tracts near Trinity River bottomlands as ground saturation cycles stress PVC and older galvanized fittings.
- Permit-jurisdiction errors by out-of-area plumbers create compliance failures — Annetta North permits must go through Annetta North, not Parker County, Annetta, or Annetta South.

“My A/C was leaking because of a backup in the main drain pipe. The tech Tyler was beyond communicative, patient, and tenacious to fix this. He stayed until almost 6p troubleshooting and sticking with the plan of action that freed the issue. Great guy and great service. As a bonus, I requested the soonest available service and when there was a cancellation that pulled my appointment forward by one day. One earlier day with A/C in Mya in Texas. Win! I was provided them through my home warranty service. I will definitely request them again. Tyler was the man!”
Marcus Combsa month ago“Daniel was great. He was Friendly, helpful, and informative. He took time to explain everything and walk me through my options. The SWAT team was great at keeping me informed on service time and expectations. Will 100% recommend.”
Achelle Evansa month ago“Over the weekend, I needed to call a plumber when the expansion tank on my water heater began leaking. I was unsure what might happen if the situation worsened, so I contacted my home warranty service to request assistance. I had previously informed them that if I ever needed plumbing services again, I preferred to work exclusively with S.W.A.T. Plumbing. On Monday morning, I received a call from Christi at S.W.A.T. Plumbing. She explained that although the plumber was finishing another job, she could have someone out later that afternoon. She told me that Scott H. would be handling the call and would contact me when he was on his way. About five minutes after our call ended, Christi called back to let me know that I would be Scott's next service stop. I really appreciated that level of communication. Less than forty five minutes later, Scott arrived at my home. Scott was professional from the moment he arrived. After a brief greeting, he immediately went to work. He confirmed my suspicion that the expansion tank was the problem, returned to his truck for tools and a replacement tank, and had the new tank installed within about twenty minutes. The repair was completed quickly, smoothly, and—most importantly—professionally. This was not my first experience with S.W.A.T. Plumbing, and it certainly will not be my last should the need arise again. This team truly knows how to take care of their customers. Thank you for inviting me to participate in this survey. I appreciate the opportunity to share my feedback. If you have any follow up questions or need additional information, please feel free to contact me.”
